Pressure Washing vs. Soft Washing — Which Method Is Right for Your Property?
Understanding the Difference So Your Property Gets the Right Clean
One of the most common questions we get is: What is the difference between pressure washing and soft washing? The short answer is that both methods are effective — but they are designed for different surfaces and different problems. Using the wrong method can damage your property. At Northcoast Painting and Pressure Washing, we use both techniques and know exactly when each one is the right choice.
Pressure Washing
How it works: Uses high-pressure water (typically 2,500-4,000+ PSI) to blast away dirt, grime, oil, mold, and buildup from hard surfaces.
Best for:
- Concrete driveways and sidewalks
- Patios and pool decks
- Parking lots and garage floors
- Brick and stone surfaces
- Heavy oil and grease stains
- Commercial flatwork
Why it works: The force of the water physically removes embedded dirt, stains, and buildup that low-pressure water simply cannot touch.
Soft Washing
How it works: Uses low-pressure water combined with professional-grade biodegradable cleaning solutions to safely clean delicate surfaces.
Best for:
- Home siding (vinyl, aluminum, wood)
- Roofs (asphalt shingles, tile, metal)
- Stucco and EIFS
- Painted surfaces
- Wood decks and fences
- Screens and shutters
Why it works: The cleaning solutions kill mold, mildew, algae, and bacteria at the root — providing a deeper, longer-lasting clean without damaging the surface.
Why Does It Matter?
Using pressure washing on delicate surfaces like siding or roofs can crack siding, strip paint, remove roof granules, force water behind walls, and void manufacturer warranties. Using soft washing on heavy concrete stains may not deliver the deep clean you need. The right method depends on the surface, the type of buildup, and the condition of the material.
At NORTHCOAST, we never guess. With 25+ years of experience, we evaluate every surface and apply the correct technique — every time.
