Pressure Washing vs. Soft Washing
Which Cleaning Method Is Right for Your Property?
One of the most common questions we get from homeowners and business owners across Northeast Ohio is: What is the difference between pressure washing and soft washing? Both methods are effective, but they are designed for very different surfaces. Using the wrong method can cause serious and expensive damage to your property. At NORTHCOAST Painting and Pressure Washing, we use both techniques and know exactly when each one is the right choice.
Pressure Washing
Uses high-pressure water (typically 2,500–4,000+ PSI) to blast away dirt, grime, oil, mold, and buildup from hard, durable surfaces. Our hot water units add extra cleaning power for grease, gum, and oil that cold water alone cannot dissolve.
Best for: Concrete driveways, sidewalks, patios, pool decks, parking lots, brick, stone, and other hard surfaces that can withstand force.
Soft Washing
Uses low-pressure water combined with professional-grade biodegradable cleaning solutions that kill mold, mildew, algae, and bacteria at the root. Results last significantly longer because organic growth is eliminated at the source.
Best for: Vinyl siding, aluminum siding, wood, stucco, painted surfaces, roofs, gutters, fences, and any surface that could be damaged by high pressure.
Side-by-Side Comparison
| Feature | Pressure Washing | Soft Washing |
|---|---|---|
| Water Pressure | High (2,500–4,000+ PSI) | Low (similar to a garden hose) |
| Cleaning Method | Force-based — blasts away buildup | Solution-based — kills organic growth at the root |
| Best Surfaces | Concrete, brick, stone, pavers, parking lots | Siding, roofs, stucco, wood, painted surfaces |
| Surfaces to Avoid | Vinyl siding, roofs, wood, stucco, painted surfaces | Surfaces with heavy oil, grease, or industrial buildup |
| How Long Results Last | Months — does not kill organic growth at the root | 1–3 years — eliminates mold, algae, and bacteria at the source |
| Hot Water Option | Yes — dissolves grease, oil, and gum | Not typically needed |
| Risk if Done Wrong | Can crack siding, gouge wood, damage shingles, void warranties | Minimal when applied by trained professionals |
Surfaces That Should NEVER Get High Pressure
Using the wrong cleaning method can cause costly damage. Here are surfaces that require soft washing — never high-pressure water.
- ❌ Asphalt Shingle Roofs — High pressure strips protective granules and voids warranties
- ❌ Vinyl Siding — Pressure can crack panels and force water behind them
- ❌ Wood Siding & Cedar Shake — Gouges, splinters, and permanent etching
- ❌ Stucco & EIFS — Cracks and water intrusion behind the surface
- ❌ Painted Exteriors — Strips and peels paint immediately
- ❌ Hardie Board / Fiber Cement — Can chip edges and force water into seams
- ❌ Window Glass & Frames — Risk of cracking seals and breaking glass
- ❌ Outdoor Furniture & Fixtures — Damages finishes and coatings
Common Homeowner Mistakes
We see these mistakes regularly across Northeast Ohio. Avoid them by hiring a professional who knows the difference.
⚠ Pressure washing the roof
High-pressure water blows protective granules off asphalt shingles, severely shortening their lifespan and potentially voiding the manufacturer's warranty. Roofs should always be soft washed.
⚠ Using a rented pressure washer on siding
Rented units often produce far more pressure than needed for siding. Without training and the right technique, homeowners frequently crack vinyl panels, gouge wood, and force water behind siding — leading to mold growth inside the walls.
⚠ Pressure washing everything the same way
Every surface has different requirements. Concrete can handle 3,000+ PSI. Vinyl siding should never see more than 500–800 PSI. Professionals assess each surface individually and choose the right method, tip, distance, and angle for the job.
⚠ Skipping the cleaning solution
Pressure alone moves dirt but does not kill the mold, mildew, and algae that caused it. Without a professional cleaning solution, organic growth returns quickly. Soft washing kills it at the root for long-lasting results.

Why Professionals Choose the Method by Surface
At NORTHCOAST, we never take a one-size-fits-all approach. With over 25 years of experience cleaning homes and businesses across Akron, Canton, Cleveland, Medina, Wooster, and surrounding Northeast Ohio communities, we have seen firsthand what happens when the wrong method is used on the wrong surface.
We assess every job individually — evaluating the surface type, the extent of buildup, and the best cleaning approach. Whether it is high-pressure hot water for a greasy commercial parking lot or a gentle soft wash for delicate vinyl siding, we match the method to the surface every time.
